Get a 17 point roof inspection
- Inspect the underside of roof sheathing, and attic insulation for water spots from attic.
- Inspect soffit vents to make sure there is no attic insulation blocking them
- Inspect all furnace pipes, and recessed canopy lights to ensure there is a min. of 2" clearance from insulation
- Make sure all bathroom vents are properly vented into the outside, and not just vented into the attic
- Measure the attic insulation to determine the current R-value of the insulation and make reconditions for the proper amount if needed.
- Inspect sealant at storm collar for furnace jacks and all caulk able flashings.
- Verify that roof has a min. of 1" overhang on the entire perimeter.
- Inspect all shingles for hail, wind, heat blisters, rot, or other damage.
- How many layers of existing roofing? Is this to code?
- Inspect all soil pipe flashings with rubber no-caulk boots, for determination from sun, and weather.
- Inspect nailing pattern, make sure the shingles were nailed according to code, and the manufactures specifications. .
- Inspect any valley metal for premature cracks due to the previous installers creasing the metal, and not making sure that is installed flat in the valley.
- Inspect roof to wall flashings at side walls, head walls, around all skylights, and chimneys..
- Inspect all chimney caps for holes on metal chimney caps, and cracks on masonry chimney caps.
- Inspect for loose, or missing mortar on the sides of chimneys, or for loose or missing siding on chimneys with siding.
- Inspect for proper drainage on entire roof, offer at the edge or eve the gutters are holding up the last row of shingles preventing water from running off the roof and into the gutters
- Inspect gutters to make sure they are clean and free of debris which may cause water to overflow and possibly go into a basement window, or just drain on your homes foundation.
